Co-Working Space With Golf Simulator Opens In Cherry Creek: Denver Deals

Clubhouse Work & Golf is opening a golf-focused co-working space in Cherry Creek.

23K SF, two-story space at 720 S. Colorado Blvd. features an indoor putting green, five golf simulators and 65 offices for individuals and midsized teams, as well as coworking areas and bars.

Colorado-based Clubhouse Work & Golf is the first coworking business destination built around an indoor golf club, the company said in a statement.

Cherry Creek is the company’s second location. First opened in Greenwood Village at 5680 Greenwood Plaza Blvd.

Clubhouse Work & Golf plans to add 30 offices to its Greenwood Village space after the location reaches capacity after being open for a year.

Dunton Real Capital and Commercial Solutions purchased Terrace Tower, an approximately 243K SF office building in the Denver Technology Center at 5619 DTC Parkway, for an undisclosed sum. The 12-story building recently underwent $10M in capital improvements and was 72% occupied when the Colorado-based company acquired the property. This is Real Capital Solutions’ 15th office acquisition since 2024.

Real estate company The Garrett Cos. purchased a 15-acre property in Denver’s Central Park neighborhood for nearly $16.8M. The property at 3800 Xanthia St., formerly the headquarters of RK Industries, will be redeveloped into 329 apartment units. Garrett Cos. is based in Indiana and has its local headquarters in the Denver Tech Center.

An LLC associated with logistics company RMT Cos. purchased the five-year leased properties at 9403 and 9485 Brighton Road in Henderson for $4.7M. The 4.8 acre property includes a 4,800 SF industrial building. Unique Properties and CBRE represented the seller. Colliers Denver represented RMT Cos.

LEASES

Bonchon Korean Fried Chicken and Wapos Cantina leased 2,600 SF and 2,850 SF, respectively, in Parkside at City Center, a nearly 7-acre development in Aurora near South Sable Street and East Alameda Avenue. The tenant is Spark & ​​Halo, Two Arrows Group and OlivePoint Capital are working to reposition the former food hall to feature more stores.

CONSTRUCTION AND DEVELOPMENT

Kaiser Permanente broke ground on a three-story, 132K SF medical office in Westminster near an office at 11225 Huron St. The development is 40% larger than the medical provider’s current space and is estimated to cost $230M, according to the Denver Business Journal.

Another healthcare provider, AdventHealth, is opening a new medical campus in Aurora Highlands. 88K SF facility at 3405 N. Main St. has a 24-hour emergency room, freestanding, outpatient imaging, clinic services and room for future growth. Future development plans include adding a 50- to 75-bed, Level III trauma center hospital.

Real estate company Thompson Thrift is building a mixed-use development on about 9 acres in Golden. The property, called Alasso, will include two four-story residential buildings with 284 luxury apartment units and approximately 20K SF of retail and restaurant space. The first tenants are expected to move into the units in early 2028.

Choice Hotels is opening a new hotel near Denver International Airport at 4718 N. Rifle St. The hotel, called Everhome Suites Denver Airport, is the company’s 600th complete hotel. Choice Hotels has another 30,000 full-stay rooms in its development pipeline.

Coworking companies are opening more spaces in Denver’s downtown core than in the suburbs, the opposite of what’s happening in much of the U.S., according to Yardi Kube stud.y. The study found that coworking locations in the city of Denver grew by 31% from July 2024 to July 2026. Meanwhile, Denver’s suburban coworking industry grew by 25%.
