Authorities welcome progress on ‘most challenging’ site
Nearly 900 homes will be built in a new neighborhood on the edge of Manchester city center in a £225m project.
The houses will be built on land on Dantzic Street, between plots of land from Gould Street and Dulwich Street, north of Victoria railway station.
It is part of Red Bank, a new community in the landmark Victoria North regeneration project, which is a joint venture between the Far East Consortium (FEC) and Manchester council.
At least five percent of the homes set to be designated as ‘affordable homes’ are priced below the market rate, but the actual number could end up being increased as the plan moves forward, Manchester council said.
FEC has appointed contractor HG Construction to lead the work.
The contractor will be tasked with building 316 properties over 34 floors of leased development on the land, along with three other buildings for a total of 579 homes.
Work on the 316 homes will begin immediately and be ready by 2029, with three more buildings expected to begin in early 2027, the FEC said.
Anthony Payne, director of operations at FEC, said: “Following significant investment in infrastructure and public areas, the neighborhood has really taken shape, with new homes, green spaces and the next phase of development now moving forward.
“Residents of the four new buildings that HG Construction is set to deliver will enjoy outstanding facilities and green space in an environment benefiting from significant investment and just a few minutes’ walk from the city center.”
The FEC has obtained planning permission in August 2023 for a total of 1,551 new homes in the Red Bank neighbourhood.
The wider Victoria North project aims to build a total of 15,000 homes under the regeneration scheme.
Councilor Gavin White, Manchester City Council’s executive member for housing and regeneration, said: “This is an exciting next phase of Victoria North’s regeneration program which will bring life back to the long-term brownfield site on Dantzic Street, alongside the excellent plans already delivered by the FEC in this area, including affordable housing options which make real housing options in this part of the city.
“This site, including the nearby Red Bank area, which is incredibly challenging to bring forward with the historical industrial use and contamination of the land. So it is particularly positive news that construction will begin imminently on the next site and kick start what will eventually be a 5,500-home investment across Red Bank, complementing the two newly opened St Catherine’s Wood parks and 130 north of the social housing sent north of the social park which is 130. Collyhurst.
“The Victoria North program will be transformative for Manchester, creating a new city within our city through our long-term vision and ambition to deliver quality new homes for our residents.”
