Jeff Bezos has reportedly broken a new real estate record in Miami

If the exclusivity of Miami’s “Billionaire Bunker” isn’t enough for some of the world’s wealthiest buyers, a record-breaking oceanfront home could be the next addition to your real estate portfolio.

In September, a 17,500-square-foot property at 255 Ocean Boulevard on the Gold Coast sold for $69.5 million, breaking the local sales record. Property records reviewed by Fox News Digital show the home was purchased by Delaware-based Meridian Coast LLC, which a source familiar with the transaction told The Real Deal is tied to Amazon founder Jeff Bezos.

“I can’t say whether Jeff Bezos is involved in this particular transaction, but from a real estate perspective, the acquisition would make sense for someone who has a footprint in Indian Creek. The two properties will have different purposes,” Devin Kay of The Exclusive Group at Douglas Elliman told Fox News Digital.

“It’s about diversifying your lifestyle,” Miami agent No. 9 by salesman, Jordan Karp, also told Fox News Digital. “Golden Beach is the only neighborhood in Miami that offers true, oceanfront homes sitting directly on the beach with absolute privacy. For ultra-high-net-worth buyers, it’s not an ‘either-or’ decision. They can have a property to live in, a property to entertain and staff house, or a beach front they can only visit a few times a year.

JEFF BEZOS says socialism is gaining traction because it’s a ‘real affordability problem,’ with no real solution

“That said, I think there’s a tendency to attach recognizable names to unusual transactions, especially when the buyer’s identity is protected,” Kay added. “The reality is that South Florida’s pool of billionaire buyers has expanded significantly. There are international business owners, hedge fund executives, technology founders and multi-generational families quietly acquiring some of the region’s most valuable real estate.

If Bezos is confirmed as the buyer, the Gold Coast acquisition will add to his $234 million real estate portfolio located on the heavily guarded Indian Creek Island. According to Kay, ultra-high-end buyers are planning a portfolio of local properties that serve a different lifestyle function, with Gold Beach offering direct access to the sandy Atlantic Ocean coast.

“I will look at the Golden Beach property as the ultimate private beach house. There is a significant difference between owning a waterfront estate on Biscayne Bay and having direct frontage on the Atlantic Ocean. Golden Beach offers something that is increasingly difficult to replicate in South Florida,” Kay reflected.

“We’re seeing very high-end buyers place a significant premium on that flexibility, especially when it comes to privacy, security and convenience,” he said. “What makes Golden Beach particularly compelling is its rarity. There is a limited number of single-family oceanfront parcels, and the opportunity to acquire substantial beachfront estates is extremely limited. For buyers who can afford what they really want, the real value is often in owning something that simply cannot be recreated”.

“Oceanfront single-family land in Miami-Dade County is almost extinct,” Karp – who sold a home in Golden Beach to French Montana rapper, said. “Golden Beach is the only neighborhood where the houses sit directly on the sand. There is a significant demand and limited supply, especially in the sea, with about 60 houses in total on the Strip… Buyers who pay a scarcity premium for irreplaceable land, and the inventory is shrinking even more as buyers buy two or three adjacent lots to build a massive compound.

Historically, Golden Beach has been known as a quieter, family-oriented enclave with a municipal police force and zoning restrictions that prohibit high-rise development, a stark contrast to the culture of Miami Beach or old money Palm Beach.

“The emergence of transactions in the $50 million to nearly $70 million range is changing how the market values Golden Beach. It is no longer just viewed as a quiet beachfront neighborhood. It is increasingly recognized as one of the most exclusive oceanfront housing markets in the country,” Kay.

“The important thing to know is that the fundamentals have not changed. The community has not suddenly become more desirable because billionaires are buying there. Land has always been rare. What has changed is the concentration of wealth in South Florida and the number of buyers who recognize the scarcity of this property.”

“Another important difference is that this buyer does not have to negotiate based on the same considerations of the broader market. Price matters, but the certainty of execution, confidentiality, time and the ability to structure clean transactions can be equally important,” Kay added. “A seller at this level can put a lot of value in knowing that the buyer can close discreetly and without complications. The role of the broker has evolved a lot. It’s not just about finding someone who can afford the property. It’s about having access to a very specific pool of buyers, knowing how they operate and being able to manage extremely sensitive transactions from start to finish.

“The type of wealth moving to South Florida has completely raised the bar on how real estate deals are negotiated, marketed and closed. At this price point, deals are negotiated through family offices, wealth managers, and special attorneys under strict NDAs,” Karp noted. “Before the buyer even walks in the property, it has been vetted by the team and often even the real estate agent is not allowed to attend the showings when the client does pass the final. Discretion at this level is a mandatory business proposal and can kill the deal if it comes out.”
