Real Estate Operating Systems HqO Launches AI Platform for Workflow, Data – Commercial Observer

HqOreal estate operating system for commercial owners and operators, announced Tuesday it has been opened REXAI platform for data and workflows in commercial portfolios.

Built on HqO’s Digital Gridwhich the Boston-based company claims is the first portfolio-wide ontology of the industry actionable for commercial real estate, REX acts on the property and tenant value across the assets in defined parameters, putting the building data in one connection record to send the value measured before the book is closed.

“We’ve been piloting and working with REX in beta for nine months,” he said Chase Garbarinoco-founder and CEO at HqO. “But we’re fully open today in 24 countries.”

AI agents allow users to set guardrails for actions by REX, including allowing them to give advice, Garbarino explained. It can also provide AI-powered service request routing, preventive maintenance automation and work queue cleaning, the company said. The name REX stands for “real estate experience.”

For tenant health and retention, the company says it provides early signals about drop-off engagement, renewal risk and experience gaps drawn from shared records, supporting proactive interventions to keep tenants longer.

It also offers on-demand intelligence through natural language answers, scheduled or ad-hoc reports written by REX, and cross-suite visibility linking leasing, operations and experience.

“You can trust it and enable certain actions, but it can do everything from sending email campaigns to tenants to testing service requests,” says Garbarino. “You also do more complex analysis like measuring tenants and building health scores based on data and variables that you say are important. From a tenant health score perspective, are they engaged? Are they coming to the building? If you do a survey, it can reveal a whole stack of operations in the property if you give them the data to work with.

“Also, one of the things we announced together with REX is that we’re not just giving you the technology. We’ve created a new AI builder group where we’re going to make our team available to deploy to our client teams.

Garbarino said that means the availability of “AI team” for users to navigate the changes with REX.

“Commercial buildings have long used dozens of systems that do not share records,” Garbarino said. “After years of connecting these systems, we’re not just giving owners and operators a single record of the building and the software their teams have been using. REX is the AI operator that makes these systems possible.

“This is how the property becomes more autonomous while remaining firmly in the human direction. The ledger records what happened, the HqO action system changes what happens next, and the result is a longer tenant relationship, lower operating costs without cutting quality, and faster, better decisions based on real data.
